SIGNS YOUR ROOF NEEDS REPLACING
Many roof estimates get generated from a home owners wondering if
there roof needs replacing. It is very important when giving roof
estimates that you pay attention to all the reasons why or why not
the roof may need to be replaced and provide the customer with a
professional evaluation of the these conditions. Most home owners
will get multiple roof estimates and what info. they were given by
the estimator to why or why not they should consider a new roof may
be the deciding factor as to who gets the job. So we have provided
some info. to consider when giving roof estimates. Homeowners like
to know that you are very knowledgeable and they also appreciate all
the options and considerations you point out to them, plus it makes
you look good. It could be the deciding factor as to who gets the
job.
Let's say the roof has a few years left on it and all you do is fix
a leak, but you point out to the home owner all the reasons why you
came to this conclusion, yea you might not have gotten the new roof
you were looking for but by being honest and doing the right thing 9
chances out of 10 in a few years when the roof does need to be
replaced guess who they will call, you. Or on the flip side, maybe
the roof does need to be replaced but once again be sure to point
out to the home owner all the reasons why you came to this

your competition.
A leak, of course, is the most obvious sign that your roof needs
some attention. Leaks can be caused by a variety of reasons,
including ice dams, shingles blow-off or improperly installed or
deteriorated flashings, water damming due to excessive debris,
usually in valleys, behind chimneys etc.
A leak does not imply that the roof
needs to be replaced, but it can be a warning.
Depending upon the type of roof you
have, there are a few general questions to ask your self that
pertain to all roof types.
Questions to ask your self to determine if the roof needs replacing.
-Is your Roof already leaking? and if so.
-In how many places?
-What is causing these leaks?
-Does the roof appear to be getting toward the end of its life
expectancy?
-Is the roof brittle and deteriorating.
-Do you know when the roof was installed and how long is it suppose
to last?
-If the leak(s) can be repaired what
is preventing another leak from occurring?
-Is the Leak caused from the roof being improperly applied? And if
so what is involved to re-apply it correctly, is it worth it
compared to replacing the roof?
-Do you feel it is worth spending the money to have the leak
repaired or using it toward getting a new roof?
-Is the problem only on one side of the roof, maybe the side that
gets the most weather? Can that one side be replaced? And still look
O.K.
-Is there moss growing on the roof? and once it gets removed what
kind of condition is the roof in.
-Is there dry-rot on the overhangs that would require the roof in
those areas to be torn-off, in order to repair the dry-rotted
overhangs? If so, maybe point out that it would be easier to repair
the dry-rot when you got a new roof.
In general, roofs are not designed to
last as long as the rest of the structure.
So sooner or later you will probably be faced with having to replace
your roof.
The amount of damage done to building
materials by moisture is directly related to the amount of moisture
and the time of exposure, if both of these can be reduced then the
potential for permanent damage to the inside of a building can be
reduced.
