Dry Rot

Dry-Rot must be repaired before the new roof is applied, so it is very important to locate and determine what areas of the roof have dry-rot damage. We have provided some info. on how to locate, determine and describe the different areas of the roof overhangs that are most likely to have dry-rot damage.

Most home owners will get multiple roof estimates and what info. they were given by the estimator may be the deciding factor as to who gets the job. So we have provided some info on dry-rot to consider when giving roof estimates. Homeowners like to know that you are very knowledgeable and they also appreciate all the options and considerations you point upon reviewing your estimate the customer notices you don’t mention any dry-rot repairs needed, but one of your competitors does in his estimate. Who do you think will get the job? And if you do get the job and they notice you did not repair this dry-rot after the new roof is applied that may be grounds for them not to pay you or they could make you repair it which would require tearing off the new roof . So you can see why this is important, by using our provided info. combined with using Roof Estimators Contract/Proposal forms that you can give to the customer via mail, fax, or email attachment, you will keep the upper hand on

all your competition.

How to Locate, Determine and Describe Dry Rotted wood under the over hangs of your roof. Refer to picture below:

1. Roof Sheathing is nailed to the top of  the rafters on the overhangs of the roof . Usually its plywood or V-rustic,

V-rustic boards are re-sawn with lap sides,  they're usually  1”x 8” or 1”x 6”  re-sawn side down.

2. Fascia board is nailed to the end of the rafter tails. Usually they’re re-sawn 1”x 6”or 2”x 6” boards. The Rafter board size can determine the size of  the fascia board. Gutters are installed flush against the fascia. Not all houses have fascia.

3. Rafter Tails are the end of the rafters on the over hangs of the roof.  Usually they’re 2”x 4”, 2”x 6” or  2”x 8”.

4. Barge Rafters are usually 2”x 6", 2”x 8”, or 2”x10” they're the last piece of wood on a gable end facing the weather.

The rafter tail in the picture could be the barge rafter if the roof were to end there.

Roof over hangs are at the bottom the roof where the gutters go, they extend out past your house.

        2. Fascia -> (2"x 6") 1. Sheathing (Plywood)

3 and  4

<- Rafter Tails  (2"x 6") or

    Barge Rafter

if the roof where to end there.

Locating Dry Rot: Dry Rot is soft when probed, when the wood is pushed with a probing tool like a long steel rod the wood will be spongy, allowing the steel rod to sink into the wood making little push holes in the wood like in this picture, this was caused from water damage. Where non-dry rotted wood is hard and dense. This Picture is a good example of dry rot on all 3 Different Parts of the over hang of a roof. To repair the dry rot in this picture the roof (s) will have to be removed around the dry rotted area, and the dry rotted wood will be Cut out or pulled out and new wood will be installed, and the roof area re-installed.

Dry Rot

Dry rot is probably the nastiest risk to timber. It is a fungus that will attack and destroy timber very quickly and it will

penetrate brick walls to get to more timber. It thrives in moist, poorly ventilated conditions indoors. It can be there unseen

for many years, the first you may know of it is when the symptoms appear. It thrives in those areas of the house which are not

seen very often, such as under wooden floors and in the roof space. Dry rot normally arrives as airborne fungal spores

which finds a welcome on wet timber.

What to look for:

Dry rot is easy to identify once you suspect you have it and know what to

look for. In the early stages, the spores send out fungal strands along the

timber and through/along any wall. These strands can became quite dense

to form a mass like cotton wool penetrating, and destroying the timber.

The fungus can also become attached to carpets covering infected timber

floors. The final part of the fungal life cycle is the formation of a

mushroom-like fungus, which produces millions of new spores which the

air carries away to look for some more damp timber. The first sign of

dry rot is often its distinctive musty smell when you lift a floorboard or

even just the carpet.

Dry rot is an equity eater and it will attract termites. They love the damp rotting wood.

So getting it repaired as soon as possible will save you money.
